Above the kitchen top counters is accent lighting and below the top counters are under cupboard LED lighting. The specially designed wooden dining table is a good height for taller people and has extra chairs and is extendable. There is even a small island counter for cozy dining and extra room. The bath is a full bath with a higher toilet. The floor in the bath is a cushion floor. There is even a walk-in closet off the hall to store extra clothes or maybe your golf clubs. The extra bedroom is right next to the outdoor deck if you want to sneak out. It even has a beverage cooler so you don't have to track through the house to get a beverage when you are on the deck. There is a separate laundry area. All rooms have large ceiling fans.

About that deck – It is very large (20 ft x 24 ft) and extends out over the water and has a glass and aluminum railing for unobstructed views of the canal and wildlife. About the flooring, insulation, ceilings, windows, roof, electric etc. – All the sub-flooring is ¾ inch pressure treated ply board. The flooring throughout is top-of-the-line laminate and tile. All the floors have 2x8’s and R20 insulation. The ceilings have R20 insulation. The Thermopane windows are hurricane proof. The back bed and bath in the home is paneled. The rest of the home is drywalled. The aluminum roof pan renovations were done in 2007, 2014 and 2021. There are 2x4 rafters with the metal over that. The 2x4 roof insulation and white Styrofoam add up to R20. Water is double filtered. All plumbing was upgraded to rigid PVC piping with isolation valves for each fixture. All the utility components have a separate outdoor access including the large 40 gal. hot water tank. The home has 100 AMP electricity. There are two heat pump/Air Conditioners serving three zone indoor heads that are individually wired to code.
There is also back-up baseboard heat. Wiring to the home was done by Tampa Electric Company (TECO). All interior wiring was completed by a licensed electrical contractor. So, it is absolutely up to code. During the off-season the electric bill runs from $6 - $8. During the season it is about $30.00! The only thing that is left from the original 1980 trailer is the trailer frame that is underneath. All of the construction is what you would see in new home construction! So, you get the advantages of a built-home with the registration fee of a mobile home. No real-estate taxes… just a yearly registration fee just like a car. About the park - The park is one of the lowest lot rents in the area. The park offers different pricing agreements. Lot rent is @ $537 per month depending on the type of agreement you select.
